As such, here’s how to improve your chances of catching a buyer’s eye.

Upload a Floorplan

We all like taking a look through floorplans, don’t we? And that’s why it’s one of the most crucial real estate photos to include in a listing. 

A floorplan can even increase your chances of getting interested buyers to actually reach out. Indeed, when there’s no floorplan, about 20% of viewers just scroll on by!

You don’t want that to happen to your property, so make sure you upload the floorplan as a top priority when creating your listing.

Have a Professional Take the Photos

Every real estate listing needs photos. If people can’t see what your property looks like, they’re just going to scroll by. 

Not only is there nothing to make them stop and give you a look over, but no one buys something this expensive without seeing what they’re going to get! 

So make sure your photos are taken early on, in high definition, and are captured by a real estate photography professional. A pro photographer will know how to shoot each room just right, and will help you to prepare the space to look its best. 

You should also shoot a video tour

Photos are the starter, but a video tour is the main course. This is where you can walk a prospective buyer through the space, letting them see it in a more dynamic and flowing way. 

It also means you can talk them through the property’s features in real time, rather than just rely on them to read your listing description once it’s up. 

And a video tour is another thing a real estate photographer can do for you, both inside your house and around the property perimeter. 

They can capture a long form video tour from the front door, up and down the stairs, and all the way to the back garden. If need be, they can also shoot some aerial shots of the property from above, which is an angle most people don’t expect to see! 

Preparing for a real estate shoot

Of course, if you’re going to hire a professional to take the pictures, you’re going to want to get the most value possible. And that means preparing your property for the shoot, so it looks as clean, neat, and well kept as possible. 

However, if you’re worrying about where to start with this prep, your photographer should send you a list of instructions for preparation, so there’s no need to sweat here. Just follow it through and your property will be good to go. 

Include as Many Important Details as Possible

There’s a lot you can say with your property description, so you should never leave it short and sweet! Really, this is where you can highlight your listing’s potential, main features, and what will make it a great place to live. 

However, amongst all the appealing buzzwords that are sure to catch the eye, you’re going to want to include some real, crucial details that a buyer will want to know.  

For example:

  • Is it an energy efficient property?
  • What’s the average internet speed? 
  • What amenities are nearby? i.e., schools, supermarkets, transport links
  • Is the garden a low maintenance space, or will it need some work?
  • Are pets allowed? (if your property is up for rent)

Quite a few property listing sites will take care of these details for you. They usually include a bit more information on things like the nearest train station and broadband coverage, based on proximity and plain area averages. 

But you can also give a more personal, insightful account of these things yourself, and buyers will be very appreciative of it.
